Burst pipe nightmare finally settled - here's what I learned
After 4 months of going back and forth with my homeowners insurance, I finally got a check last week. $14,200 for the burst pipe that flooded my kitchen and part of the basement. I wanted to share what worked because I almost gave up several times.
The adjuster's initial offer was $6,800. They said the floors were "pre-damaged" and that some of the wall damage was from prior moisture issues. Complete nonsense - I had photos from 6 months before the incident showing everything was fine. That documentation saved me.
What actually turned things around was hiring a public adjuster. I know people have mixed feelings about them but mine was worth it. He found $4,000 in items the first adjuster missed entirely, and he knew exactly what language to use when pushing back on the depreciation they applied. My advice: document everything, push back on depreciation, and dont be afraid to get help if the claim is big enough.
