My burst pipe claim took 3 months but I finally got paid - here's what made the difference

Sharing this because when it was happening to me I scoured the internet for success stories and couldnt find enough of them. Burst pipe in my crawlspace last January. The water ran for probably 18 hours before i noticed the ceiling starting to sag in the hallway. By the time the plumber got there the subfloor under the hallway and one bedroom was completely saturated. Total damage including remediation, subfloor replacement, hardwood floor refinishing, and drywall was about $34,000. My insurer's first offer was $19,500. It took three months and a lot of pushing to get to $31,700, which I accepted.

What actually moved the needle: first, I hired a public adjuster. This was the single most important thing. He came in, documented everything the insurer's adjuster missed - they hadn't accounted for the full scope of subfloor damage under the bedroom, and they used outdated unit pricing for the hardwood floor refinishing. Second, I kept everything in writing. Every phone call got followed up with an email summarizing what was said. Third, I sent the insurer a formal written demand letter around week eight, referencing my state's prompt payment statute and noting that continued low-ball offers could constitute bad faith. I don't know if the letter or the PA's supplement was what broke it loose but things started moving within a week of sending it.

The PA took 12% which on the settlement increase alone was easily worth it. If you're deep in a water damage fight and feeling stuck, at minimum get a free consultation with a public adjuster. Don't just accept what they offer first.
