Insurance adjuster said hail damage is "cosmetic only" - is that a real thing?
We had a pretty bad hailstorm come through our area about six weeks ago. Nickel to quarter-sized hail, lasted maybe 20 minutes. My neighbor got a full roof replacement approved no problem. Mine? The adjuster came out, spent 45 minutes up there, and then handed me a check for $890 saying the damage was "cosmetic only" and doesn't affect the roof's function.
I'm not a roofing expert but that seems wrong. My neighbor's house is literally the same model as mine, built in the same year by the same builder. They had maybe slightly more damage but we're in the same subdivision. The adjuster barely spoke to me and was gone pretty fast. I got a local roofer to come look and he said i definitely have functional damage and probably need a full replacement - around $18,000.
Has anyone dealt with the "cosmetic damage" argument before? Is there actually a cosmetic damage exclusion or is this just a tactic? And what's the best way to push back on this? I'm thinking about getting an independent estimate but i dont know if that helps or hurts my case.
